A Guide To Access Tamil Nadu Land Records Online

A Guide To Access Tamil Nadu Land Records Online

Historically, accessing and verifying the land records of Tamil Nadu was a slow, complicated, and daunting process. Landowners had to manage a lot of paperwork and visit government offices multiple times before work was completed. People often reached out to intermediaries to overcome the hurdles, which, unfortunately, increased the chances of fraud and corruption.

Recently, Tamil Nadu witnessed a significant digital transformation with the central government’s Digital India Land Record Modernisation Programme (DILRMP). It altered the state’s land record management system. This shift from manual paperwork to online processes has enhanced the accuracy, efficiency, and transparency of land records, benefitting landowners in different ways.

Many Indian states have also adopted Bhunaksha, a comprehensive Indian cadastral mapping solution. However, there is no access to Bhunaksha in Tamil Nadu yet.

Here’s a guide to help you understand the use of the revolutionary digital platform for Tamil Nadu land records.

Digitisation of Tamil Nadu Land Records

The Tamil Nadu government has digitised the state’s land records to enable people to verify Patta and Chitta and access related services online. The service is a part of the Department of Survey and Settlement and provides e-services anytime, anywhere.

Previously, landowners had to visit the taluk office for tasks such as transferring ownership, verifying details, amending titles, completing land measurements, etc. The digital platform streamlines the processes, making them more accessible and convenient.

Key Features of the Online Tamil Nadu Land Records System

The online portal offers various features to make land record management convenient for Tamil Nadu citizens. Here are the most significant features:

1. Access to fulfilled Pattas

Users can view, verify, and download online Patta in Tamil Nadu. Hundreds and thousands of Pattas are registered every month, and a majority of them are fulfilled instantly. This feature lowers the burden on physical offices and fastens the process of accessing essential documents.

2. Seamless automatic mutation

The portal enables automatic Patta transfer without the need for subdivisions. Once the property is registered, the title is changed immediately, and the buyer is notified via SMS about the update. The service prevents manual processing-related delays and ensures up-to-date records.

3. F-Line measurement process

You can use the portal to submit land measurement requests. You will receive tracking IDs to monitor the status of your request. You will also be notified frequently via SMS. This feature ensures efficient and accurate land measurements and reduces conflicts.

What is Patta?

Patta, or Record of Right (RoR), is a legal document serving as the revenue record for a specific piece of land. The Tamil Nadu government issues it in the property owner’s name. The document also mentions other details, such as Patta number, land dimensions, survey number and subdivision, district, taluk, and village name, land type (wet or dry), and property tax details.

What is Chitta?

Chitta is a land revenue record with vital details like ownership, area, size, type, etc. It is maintained by the Village Administration Officer (VAO) and the Thaluka office. The document’s primary goal is to specify if the land is a Wetland (nanjai) or Dryland (punjai). The classification between Wetland and Dryland is based on the number of water bodies in the land’s surrounding area.

How to view Patta/Chitta online?

Here’s the step-by-step process to check Patta/Chitta online:

  1. Visit the official website for Tamil Nadu land records.
  2. Press ‘View Patta / Chitta’ on the home page.
  3. You will be redirected to a new page, requesting you to fill out details like district, circle, and village.
  4. You can search for the document using Patta number, field number, or owner’s name.
  5. Choose from the options and enter the required details.
  6. Enter your mobile number and press ‘Get Password (OTP)’ to validate your details.

How to change the name on Patta/Chitta?

You cannot change the name on Patta/Chitta online. The offline process for the same is as follows:

  1. Fill out the Patta Transfer form.
  2. Visit the concerned Village Administration Office or Taluk.
  3. Submit the form with the relevant documents.

It takes 15 to 20 days to issue a new Patta/Chitta.

Conclusion

The digitisation of land records in Tamil Nadu has made it easier for people to view land-related details online. The online portal allows you to view A-register details, track transfer application status, and check field boundary maps/reports.
